Residential Apartment, Owerri-Imo

The Challenge

A 12-unit apartment building in Owerri suffered from near-daily grid failures. The landlord operated a 25kVA diesel generator to power common areas, water pumps, and security systems. Tenants were constantly complaining about noise and the additional service charge for diesel.

The generator required major repairs twice a year, and the landlord was considering selling the building due to the operational burden.

Our Solution

We installed a 20kVA hybrid solar system with 80kWh battery storage. The system powers all common area lighting, water pumping, gate automation, and security cameras.

Individual units remain on prepaid meters for their own consumption, while common area costs dropped to near zero. The rooftop panel installation preserves the building's aesthetic while maximising generation.

How We Delivered

01

Common Area Load Assessment

Separated common area loads from tenant units to size the system appropriately.

02

Rooftop Design

Aesthetic-conscious panel layout that preserves building appearance.

03

Installation

Two-week installation with work scheduled around tenant schedules.

04

Cost Structure Change

Service charges reduced significantly. Tenant satisfaction scores improved.

Results

  • All shared utilities now powered by solar with battery backup.
  • Tenant service charges dropped by over 60% with diesel eliminated.
  • Apartment building is now free from generator noise and exhaust.
  • Solar-powered building now commands higher rents and attracts better tenants.

I was ready to sell this building because the diesel costs were unsustainable. The solar system changed everything. My tenants are happy and my operating costs dropped dramatically.
